The property is entirely fenced and cross fenced, and features miles of three board wooden fencing.  

The main barn features three individual work stalls, including a special veterinary procedure space, and two Nelson heated automatic waterers.  The building is designed to provide excellent ventilation and the free movement of the animals.  The barn measures 50’ x 70’ and has an

The stud barn measures 33’ x 24’ and the surrounding pastures can be divided into five separate sections, each with its own are in the barn, allowing for numerous studs or the quarantine of guest animals.  Attached to this barn is a 13’ x 11” heated veterinary procedure room.  The caretaker’s apartment is attached to the procedure room to allow for 24 hour observation if necessary.  This barn is equipped with two heated Nelson automatic waterers.

The caretaker’s apartment comprises approximately 475 square feet and is complete with a wood burning stove, full kitchen and bath.  Skylights and an overhead ceiling fan complete the studio.

The attached office measures 9’ x 14’ and features a skylight, work sink, electrical and phone connections.

They have run a successful Llama breeding and showing operation and have bred a number of prize winning Dressage horses as well.   Philip grew up in the manufacturing environment and from there, moved to Real Estate in Manhattan. Additionally, he has served/serves on numerous committees within the Llama community and travels the US and Europe working as a Llama judge. His life partner Larry works out of NYC in the garment industry and is currently the National Sales Manager of a line of women's wear manufactured in Italy. They are also home to two chocolate labs - Fletcher and Rooney as well as two cats named Felix and Oscar.
